Buyers Home Inspection:
In both new and older homes the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us give you a professional home inspection. I am trained to identify problem areas both large and small that may have been overlooked by the previous owners and to identify which require immediate attention.
Sellers Home/Pre-Listing Inspection:
If you are selling your home you will get the highest price in the shortest time if your home is in top condition. Almost all sales contracts include a clause reporting the condition of the home called an inspection contingency. Buyers will insist on a professional home inspection by an inspector they will hire. If the buyer’s inspector finds a problem it can cause the buyers to back out on their offer. Even the best case scenario when unexpected problems are found it can cause delays in closing such as: sellers paying for last minute repairs or the buyers can renegotiate the sell price of the home.
Warranty Inspections:
Many builders provide a one to two year warranty for newly constructed homes. Generally during this period of time the buyers develop a list of items that need to be repaired by the builder prior to the end of the warranty. It is prudent to hire a professional licensed home inspector to provide you with a list of items that will most likely be repaired by the contractor at no cost to the owner.
